Question You Should Ask

 



What are obvious signs of foundation problems?
You may see cracks in the interior walls of your home or in the exterior brick. Windows may pull away from facings. Doors may not shut completely of may be difficult to open. Concrete floors may develop cracks in them or slope to one side.

What causes foundation problems in Texas?
If you are not from this area, you may think Texans are crazy when they tell you to "water your foundation!" In many parts of Texas, the content of the soil is greatly affected by the amount of moisture it can hold. Given too little rainfall, the soil can dry and crack...too much, and it can lose its ability to support your home's foundation. Soil is rarely  "solid."

The high clay content of our soil causes it to shrink or expand depending upon the amount of moisture in the soil. In our climate of long, dry summers, the soil can shrink as much as 40% in some areas..enough to crack and break a home's foundation.

As the soil loses its moisture and dries out, it shrink away from the foundation, removing support thus allowing the weight of the load bearing walls to crack and break the foundation.

Isn't it enough to water my lawn?
Not really! Watering the lawn adequately does take care of the grass and small shrubbery. However, large shrubs and trees too close to the foundation absorb large amounts of water. The surface roots will search under your home for more water and that causes the soil to dry out quickly.

When it rains, water stands next to my house. Is that a problem?
Yes. Water that stands in clay soil causes the soil to eventually turn to a liquid-like substance that will not support your foundation. Soil that is too wet is as much of a problem as soil that is too dry.

If I need piers, what happens to my shrubbery?
Shrubbery that is located where piers need to be dug and drilled must be removed. If the shrubs are fairly small, we will dig them out and surround the roots with dirt. Daily watering by you can help to save these for re-planting at the end of the job. Large shrubs will be taken out and cannot be saved.

How large is your equipment? Will it ruin my lawn?
We hand dig the pier boxes and then use a small drilling machine to drill the pier holes. Dirt is removed to a central location using wheelbarrows. Concrete is transported from the truck to the pier holes via wheelbarrows. No large, heavy equipment is used on your lawn.

I'm, trying to sell my home. Do you do FHA/VA approved repairs?
Yes. Our piers have been used on many houses that are closing either FHA or VA. The requirement is that you have a structural engineer inspect the foundation, write an initial report and draw a diagram of necessary repairs. At completion of the repairs, the engineer will return to do a final inspection and will draft a letter stating that repairs have been completed to his specifications.

Do you provide engineer's reports?
Required Engineer Reports provided by Independent Engineer Consultants.

How is your warranty structured?
Our warranty is a fully transferable limited warranty. We do not charge an annual fee to maintain the warranty. However, if a hose is sold and we are not notified with the new owner's name within 30 days, we may charge a reinstatement fee.

What kind of payment schedule to you have?
We accept cash, checks and credit cards (MasterCard, Visa, Discover and American Express). Typically, we require a deposit when the contract is signed with the balance due on completion. We do not personally finance contracts, however, we do have access to companies that will finance the contract for you.

Will my house be level after it is lifted?
Not necessarily. The house will be lifted to a point deemed practical by the Contractor so as not to incur additional damage from over-lifting. Many houses are not perfectly level when they are built so they cannot be made level at the time of lift.

Will all the cracks close and doors shut once the house is lifted?
This is impossible to predict. Some crack will close completely; some will not. If cosmetic repairs have been done before the foundation is lifted, they will most likely need to be done again. We recommend that you give the house several weeks to adjust to the lift before repairs and caulking are done.
